A garden enhances a home – everyone knows that. A garden has always been an attractive feature for home buyers in the UK and a house with a garden is always a guaranteed sell in London. Outdoor space is in demand here and is therefore sold at high prices.
Many homeowners went the extra mile to add value to a home by modernizing their yard during the pandemic. From redesigning their gardens to installing outdoor kitchens and hot tubs (a new post-pandemic staple in homes across the country, not just London), Londoners spent big to make their garden a year-round outdoor space. And the effort was worth it. Beyond all wildest dreams.
Gardens add value to London homes – enormously
It’s no secret that even before the pandemic, even a modest makeover of your garden was guaranteed to yield serious financial gains if you then sold it. Back in 2019 Foxtons reported that buyers in the city would pay up to £50,000 more for a property with a garden, with almost 70 per cent saying a garden was the most important feature for them when looking for a home.
Those numbers shot up dramatically during the pandemic. In 2020, Post Office Money released figures showing that having a garden increased the value of the average UK home by an impressive 77 per cent. And by 2021, the Homebuyer Wishlist report (opens in new tab) showed a dramatic change in the perspective of homebuyers: by then, a whopping 92 percent of them said that a yard was the most important feature for them when looking for a home, more important than the square footage of the home.

And the garden’s dramatic rise as the most important and value-added feature doesn’t stop there. Brand new research from Moda Furnishings (opens in new tab), which uses data from real estate listings from online real estate agents, has found that as of this year, a garden can increase the price of a house in London by… 250 percent. That’s correct. The average price of a house in London is already £510,000, so do the math to see how much a house with a garden can fetch. When you consider that the average landscaping update can cost you just over £1,000, that’s a phenomenal return on investment.

Of course, as with all such numbers, you must consider the overall condition of the property and its location, as well as the condition of the garden. But assuming your home is overall well presented, in a nice location and with a well maintained garden that isn’t too difficult for the new owner to maintain, you might have struck gold.
